Initial Consultation & Briefing
We begin with in-depth consultations to understand your vision, budget, site conditions, and regulatory context. This includes site analysis, project scoping, and forming a detailed project brief tailored to your goals.
Preliminary Design & Concept Development
Our team develops conceptual design proposals exploring spatial planning, site response, and aesthetics. We test feasibility against local council requirements and refine concepts through regular client feedback loops.
Design Development
Building on approved concepts, we resolve the architecture in more detail, preparing plans, elevations, and 3D visuals. This phase also includes material and finish selections, and coordination with consultants for structural, mechanical, and electrical systems.
Regulatory Compliance & Approval (DA) , (CDC)
We prepare and lodge Development Applications (DA) or (CDC) and any additional reports required by council, including heritage, bushfire, or environmental assessments. We act as your liaison with authorities, ensuring your project aligns with Sydney’s planning controls.
Construction Documentation
Comprehensive, construction-ready documentation is produced, including architectural drawings, schedules, and specifications. We coordinate consultant inputs and prepare packages suitable for tender or direct negotiation with builders.
Contractor Selection
We assist in managing the tender process, preparing tender documents, evaluating submissions, and advising on builder selection. Once a contractor is appointed, we facilitate the contract setup and agreement of terms.
Construction Phase
As your representative during construction, we conduct site visits, review progress, respond to RFIs, assess claims, and issue instructions. We monitor the builder’s performance against the contract to ensure quality and design integrity.
Final Inspection & Handover
We inspect the completed works, prepare defect lists, and guide the project through to Practical Completion. We ensure all compliance and certification is finalised, and handover documentation is provided to you.
Post-Completion
Our services can extend into the post-construction phase, offering ongoing support for maintenance, defect resolution, and additional interior styling or furnishing assistance as needed.
